The main stages to securing a tenancy are:

  • Making & processing your application
  • Collecting and lodging your Deposit
  • Contract Signature (including your Guarantor if required)

Application

Once you have seen a property and would like to rent it, we ask you to complete an application form so we can capture all your details In order to stop showing other people the same accommodation we will also ask for a holding deposit (see below).

Deposit(s)

For every property we require a security deposit

This is typically paid in two parts. A holding deposit at the application stage plus a further final deposit payment after application

As above, if you want to progress with a property, we ask for a holding deposit (usually the same amount as 1 weeks rent) & when received we take the property off the market. Once your application is processed, we will ask for the remainder of the deposit (usually the same amount as 4 weeks rent)

The deposits together make your Security Deposit, which is lodged with a government approved deposit scheme. You will be provided with all the “Prescribed Information” (details of the Deposit Scheme, a copy of their Deposit Certificate, together with details of Terms and Conditions and operating procedures of the scheme, etc)

Your deposit is returned at the end of your tenancy, less any agreed deductions. The Contract will cover under what circumstances deductions may occur (e.g. damage)

Guarantor

We always ask what you would do if get into difficulty (with regards to paying your rent). Often, we recommend you appoint a guarantor to help provide extra security and peace of mind, should you no longer be able to afford the rent: They will pay the rent if you can’t.

We ask for their details as part of your application and contact them about their role to let them know about their role and the documentation e provide them to process.

If you don’t have a Guarantor, then just let us know, and we can discuss other options.

Tenancy Agreement

Agreements for students are typically 12 months long.

For professionals, agreements are initially for a 6 month period, but with the option of being extended thereafter.

Our agreements (contracts) are Assured Shorthold Tenancy Agreements with all the necessary references to ensure compliance with Housing Acts and Deposit Protection Requirements etc.

It’s signed once you have made an application to rent a property that has been approved, and that your guarantor has agreed to support (if you need one), and we have received the necessary deposit amount.
